Purchasing - an overview of what is involved

After you have viewed and decided to buy,then the lot may be reserved in several ways.

A First Option .... A deposit of $2,000 giving you first option to a specific lot. Should another purchaser wish to pay a full deposit for the same lot .... then you will have the first option to move to a full deposit (first option is refundable less a $350 admin fee).

An Earnest Deposit ...via an Offer and Acceptance agreement. This agreement and an earnest deposit of $5,000 for a lot.
A house build of your new home involves 3 stage payments of 30% generally ... to foundations, to walls & roof, to finish... with 10% holdback to completion.
You will obtain full title to your property on closing of the lot. .... This is the stage where the title is split (segregated ) for your ownership.
Your Panamanian lawyer may verify our ownership of the development title and the relevant documentation as their due diligence.

We have our own Panama City lawyers - Roberto Guardia of Orillac,Carles & Guardia. Should you require the name of some other lawyers that have handled some of our clients business,then we will be happy to give their names to you for your consideration.

Your Lawyer will probably recommend that you own the property either as a Panamanian Corporation or as a Panamanian Family Trust.As an example you would expect to pay around $1000 for a Corporation,with annual costs of around $500....($300 for the government and $200 for your resident agent ie your lawyer.) The due diligence for the house/land purchase would be around another $1000............These are examples only for your reference.............if they want much more......find a different lawyer.

You can also elect to commence build at anytime
